If you have a template that is completely mobile compliant, it will most likely be a whole lot faster than any cms.
If the html site is database driven, then it would still be considered a cms, but most likely one you would term as custom cms.

The seo perspective does not change much on either as that is still down to the site developer doing the right things seo wise whether doing it manually on the pages, or using related tools or plugins that go along with the cms you are using.

Many will say it has to be wp because of this or that plugin...but it still gets back to the developer and what they do with tools.

HTML gives more opportunities for creativity, perhaps, therefore, if this factor is important, then HTML

Also depends on your level of technical knowledge. If you are a "dabbler" without any desire to take it to the next level - CMS would be the way to go, you can still get pretty far with it.
If you are more advanced or are planning to learn, then HTML has many more advantages, as Nicole said above.

There are hybrid set ups well, where you use a CMS (eg: wordpress) on a staging server and it prints a static html copy to the live server.

Obviously not going to work for anything dynamic, but if it's just plain info pages it actually works quite well.

I would have to choose: I'd opt for a custom CMS-based website which loads the pages fast.

I'd say in terms of SEO there's no difference as long as it's done properly, and in both cases it's very much possible.

In terms of speed, though static HTML websites tend be faster, you can achieve the same results using a CMS with proper optimization and caching techniques.

In terms of time and effort you spend on managing the website, obviously CMSs are way better. However today there are lots of ways to develop static HTML websites using different frameworks that make it somewhat easier.

In terms of opportunities and what you can and can't do, with a custom back-end you have all the opportunities plus all the dynamic stuff you can't have in static HTML files.

I think the choice between plain HTML websites, CMS based ones or any other option shouldn't be based on SEO because you can get it right in all cases, but rather deciding what the best way to develop and manage a particular website is.

My oldest sites are HTML and make the most money .Since 2010 we have moved to word press as they are easier to maintain.

From an SEO perspective, it doesn't really matter whether a website is built with HTML or CMS.

In my opinion, the decision is more personal, such as your talents and the intricacy of the ultimate project you have in mind. If you don't have a lot of knowledge or don't want to devote a lot of time, I recommend going with a CMS-based site and employing tools to review and enhance its performance.

Ever wondered why soooooooooooooo many WP sites are hacked? 99% of these are run by people who have little to no knowledge/experience in actual web development. Not even a little bit of experience in how to protect their site from being hacked. Most can't even add a banner without a plugin...

I've always said, especially in this gig, learn a few basic skills. PHP, HTML, CSS, javascript, mySQL and some basic htaccess coding. You don't have to be a guru, just have some basic skills, it's enough!

Of course, it depends on the goals of the site. Anyway, my choice is Wordpress. It has disadvantages, but it is great for almost any site. At the same time, it is not as complicated as other CMS.

Agree with your. It`s really very individual and depends on many factors.

But still, if you have enough skills, then choose HTML

I think a HTML based "hand made" site would involve a lot more work in scaling and propagating SEO changes whilst a CMS based approach is far easier.

WordPress is easier if you want something fast to build. But HTML could be a lightweight option if you know how to code it properly.

WordPress is easier to use, but in October, there were updates that mostly messed up WordPress sites, especially the stuff on them. It might not be related to the CMS itselt, but it's a weird thing that only WordPress sites' content got messed up, and not any site made with just HTML ...

HTML sites tend to load faster compared to CMS sites.
Many CMS platforms come equipped with a wide range of plugins and modules designed to enhance SEO, allowing for easy implementation of advanced SEO strategies such as metadata optimization, automatic sitemap creation, and redirect management.

Some CMS platforms, including certain WordPress themes, may have structures that are disadvantageous for SEO. It's crucial to use themes with structures that are beneficial for SEO.
